Visualize the potential
Dan and Nina Schroeder wanted a house, but prices seemed beyond their reach in the neighborhoods they liked. So they looked at condos and Tenant-in-Common (TIC) units in their desired neighborhoods. They made an offer on a TIC, but it didn’t work out.
At that point, Brendon suggested that Dan and Nina revisit their initial goal of buying a house and look for something in more affordable neighborhoods. They found what Dan called “an ugly Pepto-Bismol pink” home in Miraloma Park. Though structurally sound, the 3 BR, 2 BA home needed heavy cosmetic work and had not received any offers. Brendon suggested the couple bid below asking. After some negotiation, Dan and Nina got their home at a price they could afford. During escrow, the property appraised at $30,000 over the final sale price. With the extensive improvements Dan and Nina made, the house appreciated over $310,000 in just six months.
