San Francisco Overview
San Francisco has long been a hot sellers’ market. Today, prices are still high and the market is dynamic. But the playing field between buyers and sellers is leveling as supply has evened out. Properties are staying on the market longer. Multiple offers occur but are no longer the norm. The days of self-assured sellers simply waiting for offers to arrive, and of desperate buyers willing to waive inspections just to get into the market, are over.
In this changing market, buyers have more properties to consider and feel more empowered. Even so, they still need to know the property’s history and if a seller’s asking price is too high. They must know how to best structure and present an offer so it will be accepted and how to indicate their level of seriousness to the seller. They must have a clear strategy for any property they pursue, which requires an understanding of the seller, the seller’s agent and the recent history of that market.
Meanwhile, sellers have more competition now and need to market their property to realize its greatest potential. Their challenge is to price a property to sell quickly without leaving money on the table. Sellers must also know which home improvements will yield higher offers. And they need to successfully market their home to the best buyer in order to get the maximum return on investment and a hassle-free escrow.
